fwiw - ours needed PP as we’re a listed property (PITA!) and was built over 2.5m high with a pitched roof.

Ours can be tricky as well, as we’re in an area of outstanding natural beauty. So permitted development rules are much stricter (shitter).

2.5m planning height from external ground level is always a bit tight unless you are a hobbit. Also building regs comes in if timber construction within 1m of the boundary and more than 15sq.m floor area. You can go up to 30 sq.m if more than 1m from boundary or build from non-combustible material, but that is a lot more expensive. I’m looking at a home office, cave (instead of the currently freezing condervatory) and keeping 1m away from the boundary as I have one arsy neighbour. Hopefully make an appearance on the diy thread in the spring.

I must admit, I thought they’d be more than that. I bought mine in 2003 and I’m sure it wasn’t far off those prices.

Oh yes, it’s scouse karate though, innit? Red belt more sought after than black!

But they’re only “on show” cos I’ve filled the cupboard behind with too much running, cycling and swimming gear. At least karate is a cheap hobby…

I have one similar to that 4x3m that doubles up as my home office. During training I use a 3ft tower fan to keep cool and have the window open for fresh air. Once finished I leave the air vents on the windows open and that seems to let everything escape. I have been working in this space for 5 years without issue

I’d be interested to see how you use a 4x3 type space - what you manage to fit in it, arrangement of items, etc. The fact you double up as an office makes me wonder if we could get away with something much smaller than I was originally thinking, although I’d probably still want an add on section for more traditional storage.

I have 2.8x3m floor space for working, essentially to the end of window in the pic and then bikes are racked vertically on the wall on the left. My TT stays on the tacx ready to be used.

You drink hot brews though yes? Just to clarify we don’t need to put you on the watch list :sweat_smile:

Don’t think I’ve ever had a cup of tea… just doesn’t appeal. Love the smell of coffee - hate the taste.
I could force a hot chocolate down - but it takes about 3 weeks for my sensitive mouth to get through a boiling hot drink.
This is the tip of the iceberg for how weird my preferences are :laughing:

Okay, here goes;

My turbo space in the basement is 1.2m x 2.2m and I’ve got ALL of my triathlon and cycling crap in there. Wettie, helmets, tools, spares.
And a shower curtain, thanks @jorgan (the twat badge is yours)

My office space is 1.2m deep by 1.6m wide.
This is enough room to push my chair back, have a desk with all of my crap in, two monitors, two lamps (floor and desk) and two plants.

My shed is a brick outbuilding measuring…you guessed it! 1.2m x 2.2m :joy:
I’ve got all the garden crap in there, two bikes (my fixie and my daughters), fence paint and more stuff.

So with a 4x3 you’ll have enough room walk in and a treadmill.
The key is storage and creating solutions that work.
Getting crap off the floor and onto walls/ceilings is key here.

Looking at the prices some people are quoting for these garden sheds, it’s makes our basement dig costs look cheap!!!
